Selling your Nanaimo home - Why hire a Realtor if you can sell it yourself?

There is good reason 88% of homes sellers hire a Realtor to sell their home ( source NAR). 

In Canada there are so many ways that we can" Do-It Yourself" such as do your own taxes; make your own travel arrangements etc.   It makes sense that many homeowners will ask themselves "Do I really need to pay a Realtor?  Couldn't I just sell it myself?"   It is a question worth asking. 

But just because you can do it on your own - Should you?

Selling your Nanaimo homeMy suggestion is to make sure you have all the facts before you decide so that you can make an informed decision.  The business of buying and selling properties is not one to take lightly.  In most cases your home is your most valuable possession.

Selling your home means you will need to venture into the land of pricing, marketing, screening, scheduling, showing and paperwork, with the goal of saving some money.

The following are just a few of the questions to ask yourself before you attempt to sell your own home:

Do we know how to prepare the agreement of purchase and sale?  How comfortable are we when it comes to negotiations?  How shalle we prepare the house for showings and what do we need to do in order to get it ready to sell?  Who will show the house to interested buyers?   How will we market it?  How do we price the house - How do we determine its value?  Should there be an inspection report available for prospective buyers?"...........

Often once a family looks at all the responsibilities involved in listing and selling a home it can appear quite daunting.  For example:  There are fundamental legal, financial and practical implications for the parties to the agreement of purchase and sale.  This is a legally binding contract once signed by the parties. 

The National Association of Realtors 2006 study on the Profile of Home Buyers and Sellers found that 40 percent of all FSBOs sold their homes to someone they knew prior to the transaction. This means that only 7 percent of all home sales are open market FSBO transactions. The rest are simply unrepresented sellers in private transactions.
