The Four Best Ways To NOT Sell Your House

Are you tired of having your Nanaimo home on the market, month after month, without even getting a single offer, even a low-ball offer?

Let's pretend that your house for sale in Nanaimo is that 'thing'.  Try to be as objective as you can, make believe that you are seeing your home for the first time, and ask yourself - as honestly as possible - within the first five seconds of seeing your home, what your impression is?

You can also ask your friends, or even recruit strangers, to see what they think and what their first impressions are.

The second reason that your home may not be selling is clutter and an over abundance of personal items lovingly scattered throughout your house.  Certainly many of your photos, knick knacks and children's artwork have deep sentimental value to You, but the fact is that they don't mean a lot to people viewing your home for sale.

Prospective buyers want to be able to imagine themselves living in your house, and the more personal items that you have on display, the harder it will be for the prospect to think of your house becoming their home.

The third reason that your home is not selling could be price.  Maybe it is priced too high, or sometimes it could be priced too low.  As home sellers we tend to view our home, the one that we're trying to sell, as a single, unique property.  

But, put yourself in the buyer's shoes.  When people look for a home to purchase, they're going to look at several, maybe even dozens, and compare and contrast what they've seen.  Often times price is the first thing that buyers consider, so if your house isn't priced competitvely with the others that they have been shown by their realtor, odds are that your house is not going to make the first cut.

The fourth reason could be lack of marketing. Is your Realtor doing all that can be done to get your home sold?   A multi-faceted marketing plan can make a big difference between your home selling fast . . . or sitting on the market for a very long time!
