Avoid These Common First-Time Home Buying Mistakes

You're buying your first home and of course you are excited.  Who wouldn't be? You are finally putting down some roots and have something to call your own, something to build up equity with, instead of putting money in your landlord's pocket. But as a first-time home buyer there are plenty of mistakes to be made if you are not careful.   Here are some of the most common home-buying errors that beginners make and how to avoid them: 1.  Not getting to know the market. It pays to shop around.  When you do, even when you look at homes that you think are out of your price range, it's much, much easier to compare and contrast.  You may see features in a home that you like but never thought of before, and you may discover that some of your 'must haves' really aren't as set in stone as you first thought. 2.  Not thinking ahead. If you're a couple just starting out, you may quickly discover that your brand new cozy home has suddenly become a little too small for the family that you are starting.  Sometimes it pays to invest in a larger home than you really need, so that you have a home to grow in to.  If you're a single home buyer, you'll want to consider the possibility down the road of your new home becoming a home for two. 3.  Waiting too long to make an offer. If you're a first-time home buyer it pays to remember that the perfect home for you is also some one else's perfect home.  In today's real estate market you always have competition from other buyers - imagine what a heart break it would be to lose your dream home to another buyer! Educate yourself about the real estate market in Nanaimo, think about not just what you need now but also what you need in the next few years, and consult your realtor for an honest opinion on whether or not she thinks you should make an offer on your perfect home today.
